The signs are there – the pipeline of listings may be slowly loosening, but the grip remains tight. Up until the end of July 2023, the volume of sales across the city has seen a decline of 21.3% compared to the preceding 12 months. This trend is mirrored in Regional Victoria, painting a picture of market adjustments spanning a broader geographical area. The average time on the market is holding steady at 29 days. This statistic hints at the underlying vigor of the market – properties are changing hands swiftly, driven by demand that continues to outpace supply. By all accounts, this is still very much a seller’s market.
On the property management side, the Melbourne market has witnessed an massive 12.4% increase in rents, a trajectory that has remained unbroken for 35 consecutive months, culminating in July.
An often-overlooked but crucial aspect of thriving in the real estate industry is knowing your numbers. The most successful agents understand the power of data. It’s not just about securing a sale; it’s about presenting a comprehensive and informed view to your clients. From median and average prices to days on market and local trends, these figures hold the key to unlocking strategic advantages.

What’s the biggest property transaction you’ve achieved?
$15M in 2019 and $11m just last month.
What’s the funniest thing that has happened to you or a client during your RE career?
Not sure if this one is funny but…I once arrived for a private inspection and the dog was drowning in the swimming pool. I took my jacket and shoes off and I jumped in the pool with my the rest of my suit on and got the dog out. The dog was like a balloon from all of the water it had swallowed. I called the vendor and they rushed the dog to the vet. I’m happy to say that the dog survived and I finished the inspection with a towel wrapped around me.
What do you love about working in Real Estate?
It’s lame but getting a listing or closing a sale. Not having to commute far each day is a huge perk.
What’s your favourite chocolate bar?
Not sure if this qualifies but I cannot resist Ferrero Rocher.
