Gear Up for Salmon Season & Prepare for a Successful Spring!
Dear Team,
As we embrace the winter season and bid farewell to the shortest day of the year, it’s time to gear up for salmon season and prepare ourselves for the exciting events that lie ahead. Spring brings footy finals, horse racing, and most importantly, the selling season for the real estate industry. With that in mind, let’s take this opportunity to get our businesses in order and set ourselves up for success.
First and foremost, let’s ensure that our data input into Box + Dice follows ‘best practice’. It’s crucial to enter all details accurately, including full names, mobile numbers and emails. And most importantly not to duplicate contacts as it can cause data feed issues into our website. By adhering to best practices, particularly when capturing buyer data, we enhance the effectiveness of the ‘buyer matching’ tool, which can serve as a powerful listing tool when utilised and demonstrated properly.
Over the next 12 months, our primary goal is to get our data right. We’re fortunate to have approximately 1 million contacts in our combined databases, giving us a significant advantage in this competitive industry. Let’s make full use of this valuable resource! In the coming months, I will be working closely with you to establish best practices and ensure our data is of the highest quality.
Now is the perfect time to ramp up our prospecting activities, including making calls to our databases. Remember, the more calls we make, the more calls we can expect to receive in return. Let’s proactively reach out to potential clients and create the opportunities that await us. Our new digital sales proposal will be launching in August, an innovative tool to help our sales teams convert everyone’s hard work into successful opportunities. Stay tuned for more details as we approach the launch date. It’s important to recognise that the next six weeks will play a vital role in determining the success of our spring season. Let’s bring our A-game, stay focused, and make the most out of this crucial period.
Shifting gears to the property management side, I am looking forward to meeting the 45 property managers booked in to celebrate National Property Management Day on Friday 21 July. Hodges Corporate is hosting this special luncheon at Elwood Bathers and the event promises to be filled with fun activities, a little training, and some exciting gifts and prizes.
I’d also like to commend everyone who participated in the in-house training session on handling VCAT disputes at Caulfield last Wednesday. It’s fantastic to see such proactivity in dealing with a complex and bureaucratic process. Well done, team!
An exciting reminder that our Hodges Awards Night is approaching on 17 August.
Mark your calendars and get ready to celebrate our collective achievements. Our annual Conference has also been booked for mid-October, and we have some impressive high profile speakers lined up with interesting and relevant content. Keep an eye on this space for further updates and announcements.

Office Spotlight
Hodges Werribee
The team at Hodges Werribee have had some exciting things happening including new digs! A recent move into a bigger office within the same building giving the Werribee team much needed space and a fresh new look. With the Werribee team rapidly growing, they outgrew their original office space and required more room for the team.
On the sponsorship side, Hodges Werribee is focused on building strong and enduring relationships in their community and are a current sponsor of the Werribee Park Golf Club where they are displaying their new signage & golf flags.
The Wyndham City Council Winter street party was recently held where the street was transformed into a magical winter wonderland with local businesses serving up steaming cups of hot chocolate and mouth-watering street eats. The Werribee team sponsored the roller rink that was part of this event.
Making the most of their social media presence, the Werribee team have been running a Medallion Club AFL giveaway at both Marvel & MCG as part of their Medallion club membership. Two tickets are given away every week to customers and clients of Hodges Werribee and the lucky recipients are encouraged to post photos on the Werribee social pages, see some of the photos below of their customers enjoying this special experience.
Keeping up to date on the training side of things, Gary Dans has been visiting the office every couple of weeks to provide valuable training to the sales team.

Friday 21st July
We are super excited by the response from our Property Managers to join us on Friday 21 July to celebrate National Property Managers Day.
In appreciation for their hard work and perseverance, The Hodges Franchise would like to recognise and reward our Property Managers by hosting this special day at Elwood Bathers. Be ready for an actioned packed afternoon filled with laughter as we hold a PM trivia competition, raffle off door prizes and surprise some lucky person who’ll be winning a gift hamper courtesy of ‘Your Porter’.

It’s Tax Time!
2022/2023 Payroll Payment Summary Information
Your Hodges Payment Summary Information for the 2022/23 Financial Year has been loaded into the systems with the Australian Taxation Office (ATO).
The ATO will send out an update to let you know when the information is available to view through the MyGov portal. This will be available to both individuals and your accountant if you use one. If you don’t already have a MyGov account you will need to create one to access your income statement.
It can be a confusing time and keeping up to date on all changes is important. Before you complete your tax return for 2022/23, find out what’s new and any changes that may affect you.
